Payment Policy

Deposit Policy

A deposit or holding fee may be required to secure your booking, and the amount varies by property. This payment may later convert into a refundable security deposit or be adjusted against your first rent instalment, depending on the provider. Deposits are held safely under standard protection regulations and, unless stated otherwise, cannot be used toward rent. 

Your deposit is refundable at the end of your tenancy once the accommodation team has inspected your room. Deductions may apply for damage, missing items, cleaning, or unpaid rent. Refund timelines generally range from 10-28 days. If you disagree with any charge, you can dispute it through the relevant deposit protection scheme. 

Some properties request advance rent instead of a deposit; these payments are usually non-refundable but contribute to your first rent instalment.

Cancellation Policy

Cancellation terms depend on the policies of the individual accommodation provider and the conditions in your tenancy or licence agreement. In most cases, bookings become non-refundable after confirmation unless you meet specific exemption criteria, such as visa refusal, university non-admittance, or other verified exceptional circumstances. 

Some providers offer a short cooling-off period (usually around 7 days) during which you may cancel for a full refund of your deposit. After this period, deposits and fees are typically non-refundable, and you may remain liable for rent until a replacement tenant is found and approved. 

Cancelling after your tenancy begins or leaving early usually requires paying rent until a suitable replacement is secured, along with any applicable admin or re-letting fees.
