The Sail Works is designed spaces for you to socialise and study in, including cosy lounges and co-working spaces, a fully equipped gym with Primal Strength machines, a dedicated yoga and dance studio, study and meeting rooms, a cinema room, epic games lounge and private gardens. Not to mention the laundry room and secure bike parking.
You will have the perfect mix of comfortable social spaces, where you can hang out with your friends, and private areas to relax or just take time for yourself.
Your kitchenette comes with a fridge-freezer, microwave, furniture and cupboard space but please bring any kitchen utensils, pots and pans etc that you need - these aren’t included in your room as they tend to be personal items.
Cleaning services are not included in your stay. However, they are available. All you must do is to contact your Nido team to book your cleaning service for a small fee.
Yes, you will be asked to pay a holding deposit of £100 to complete your booking.
The holding deposit is a non-refundable payment which allows us to reserve your chosen room until the start of your tenancy. The £100 will be deducted from your first (or only) instalment.
We offer different contract lengths this year. The start date is dependent on your contract length. Keep an eye on our website to stay up to date with all the check-in dates.
We know that not everyone’s requirements are the same which is why we offer a variety of contract lengths. At The Fabric Works we offer 51-week and 44-week contracts.
When making your online booking, please make sure that you check both the contract length and the cancellation policy before you hit the confirmation button.
Yes, we do – please check with the residence about whether your studio room is eligible for dual occupancy. Both students who wish to book as a joint tenancy must be students.
