Payment Policy

Rent must be paid according to the schedule outlined in your tenancy agreement. Depending on the property, payments may be made in full or by instalments, subject to eligibility and guarantor requirements. Accepted payment methods typically include bank transfer, debit/credit card, online payment portals, and approved international payment methods.
All rent due before check-in must be cleared prior to collecting your keys. Late or missed payments may result in reminders, administration charges, or other action as outlined in the tenancy agreement. International students should note that overseas bank transfers may incur additional charges from their financial institution.
Utility bills such as water, gas, electricity, and Wi-Fi are generally included in the rent unless otherwise stated. Students may be exempt from Council Tax where applicable but may be required to provide proof of student status. For full payment details, please refer to your tenancy agreement and booking documents.

Deposit Policy

A security deposit is typically required to confirm and secure your booking. The deposit is protected in accordance with applicable tenancy deposit regulations and is held for the duration of your tenancy.
Subject to the terms of your tenancy agreement, the deposit is refundable at the end of your stay once the room has been inspected and any outstanding charges have been settled. Deductions may be made for damages beyond fair wear and tear, excessive cleaning, unpaid rent, or other breaches of the tenancy agreement.
Students who rebook for a subsequent academic year may be eligible to transfer their existing deposit to a new tenancy, subject to approval. Deposit refunds are processed according to the timelines of the relevant deposit protection scheme and may take several weeks to be completed.

Cancellation Policy

Bookings may be cancelled within 7 calendar days of accepting the tenancy agreement under the property's cooling-off period. Where cancellation is made within this period, any security deposit paid will normally be refunded in full.
After the cooling-off period has expired, cancellation requests are subject to the terms of the tenancy agreement. First-year students may be eligible for a "No Place, No Pay" cancellation if their university application is unsuccessful or their place is withdrawn, provided the required supporting documentation is submitted within the specified timeframe.
Once the tenancy has commenced, residents may be able to end their tenancy by serving the required notice period in accordance with the tenancy agreement. Rent and other contractual obligations will remain payable until the tenancy officially ends. Any approved cancellation or early termination remains subject to the property's terms and conditions.
