Yes, exemption is granted to purpose-built student accommodation providers (PBSA) who are members of the National Code which includes Homes for Students and its brands.
Outside of the Cooling Off Period, termination of your tenancy agreement will only be authorised if a suitable replacement tenant is found, if any applicable legal notice that applies under current legislation is issued, or if your place at your University or Higher Education Institute is withdrawn.
To apply to be released from this contract if you do not achieve the required grades or your place at university is withdrawn, you must:
-send an email from the email account you booked with to your property email address if already in residence confirming that you wish to cancel your booking, stating your full name, details of the property booked;
-send a letter from your university/college which confirms that the required results were not achieved, or that your place has been withdrawn.
These document(s) must be received by us within 3 calendar days from the date you receive this confirmation.
On receipt of the required documentation, it will be verified, and provided we are satisfied, we will cancel your agreement and process the refund of your deposit in full within 30 days. If it has already been issued to the tenancy deposit scheme at the point of cancellation, they work to their own timeline and we cannot influence the speed of the refund from them.
If you fail to provide the information within 3 days, you will be required to provide 4 weeks’ notice and you will remain liable for any rent due during this notice period.
If you’re still waiting for your exam results, you can still apply for accommodation. First-year students may be released from their tenancy without penalty if their university place is withdrawn due to not meeting entry requirements, or if they choose another university after exceeding expected grades. To cancel, you must email the accommodation team within 3 days of receiving your results (and no later than 28th August) and provide supporting UCAS or university documentation. Once verified, your booking will be cancelled and your deposit refunded in full.
Dual occupancy is available in most rooms larger than 23sqm. Both residents must apply and mention dual occupancy in their application so the rent can be adjusted. The total room rent includes an additional £50 charge, which is then split equally between both occupants unless stated otherwise.
You can cancel your tenancy within 7 days of booking and receive a full deposit refund, although a £20 charge may apply for refunds to non-UK bank accounts. After this cancellation period or once the tenancy has started, you will remain responsible for the full rent unless a suitable replacement tenant is found and approved. Once the replacement tenant has paid their deposit and rent, your tenancy will end, subject to a £50 contract amendment fee.

Full-time students who qualify are exempt from paying Council Tax, but you’ll need to provide a Council Tax exemption certificate from your university. If you haven’t enrolled yet when moving in, please bring your university name and student ID number so the exemption can be arranged later.

Rent can be paid online through your student account, by bank transfer, over the phone, or at reception. We recommend using the online portal for secure payments. Please note that cash payments are not accepted, and you should only make payments to the official bank account provided by the property team.
If you have a valid UK Guarantor, you can choose to pay your rent in three instalments, which are due in September, January and April.
If you don’t have a valid UK Guarantor, you are required to pay the full rent in August, 1 month prior to your contract start date.
Please note you must have paid the rent due by the time you arrive to check in.

Your deposit is placed into a deposit protection scheme, where it is held safely throughout the academic year and will be returned to you at the end of your contract subject to the contract terms.
