An Advance Rent payment is required to secure your booking, with the amount varying by property. This payment is deducted from your first rent instalment and is not an additional charge. Your room will only be confirmed once all booking requirements, including signing the tenancy agreement and providing any required documentation, have been completed.

If you are eligible for cancellation under an approved cancellation clause, any refundable advance rent will be returned in accordance with the provider's terms. Failure to complete your booking after paying the Advance Rent may result in some or all of that payment being retained as a cancellation charge.

Bookings may be cancelled before move-in in certain circumstances, including visa refusal, failure to secure a university place, or failure to obtain a required placement year position. Supporting documentation must be provided within 48 hours of receiving the relevant decision. Where approved, any advance rent paid will be refunded in accordance with the provider's cancellation terms.

After your booking has been completed and countersigned, you remain liable for the full tenancy term unless a suitable replacement tenant is found and approved. If you leave early, rent will remain payable until a replacement tenant has signed their agreement, paid the required rent, and moved in. Cancellation requests are subject to provider approval and tenancy terms.
